What does a building certifier do & why you need one!
Building Certifier
A Building Certifier (also know as a Building Surveyor) is a QBCC Licensed & Accredited person with the qualifications to Assess, Inspect  and Issue  Building Certificates to confirm the building works you will be undertaking meets legislative requirements.

  • Has adequate protection from pests (such as termites)
  •  Meets the minimum energy & water efficiency regulations

Documentation required for submitting a Residential Building Approval
(Class 1A incl. Renovation/Alterations & Extensions )
  •  Completed application (DA Form 2)
  •  Signed Service Agreement & Contract of Engagement
  •  Payment of Application Fee
  •  Architectural Plans (Site, Floor & Elevations)
  • Structural Plans (Base, Framing, Bracing/Tie-Down, Retaining) & Form 15 from Engineer
  •  Plumbing Approval (from Local Council - for on-site treatment plants only)
  • Energy Efficiency & Form 15 
  •  Soil Test Result
  •  Proof of Payment of applicable Insurances & Levies (QBCC, QLeave)
  •  Copy of Owner Builder Permit (if applicable)
  •  Any relevant referral decisions from other authorities 
Documentation required for submitting a non-habitable building or structure
(Class 10a - shed, private garage, carport, decks, patios or the like )
  •  Completed application (DA Form 2)
  •  Signed Service Agreement & Contract of Engagement
  •  Payment of Application Fee
  •  Architectural Plans (Site, Floor & Elevations)
  • Structural Plans & Form 15 from Engineer
  •  Proof of Payment of applicable Insurances & Levies (QBCC, QLeave)
  •   Copy of Owner Builder Permit (if applicable)
  •  Any relevant referral decisions from other authorities 
Documentation required for submitting a pool/spa approval
(Class 10b) 
  •  Completed application (DA Form 2)
  •  Signed Service Agreement & Contract of Engagement
  •  Payment of Application Fee
  •  Pool Site Plan (indicating distance from your block boundaries & home, fence placement, gates & resuscitation location signs & location of filter/pump)
  • Structural Plans & Form 15 from Engineer
  •  Details of type of filter & pump 
  •  Proof of Payment of applicable Insurances & Levies (QBCC, QLeave)
  •  Copy of Owner Builder Permit (if applicable)
  •  Any relevant referral decisions from other authorities 
Documentation required for submitting for 
Demolition of Existing Buildings or Re-Roofs
  •  Completed application (DA Form 2)
  •  Signed Service Agreement & Contract of Engagement
  •  Payment of Application Fee
  •  Site plan indicating building for demolition or structure to be re-roofed
  •  Details of Tie-Down method (for re-roofs only)
  •  Any relevant referral decisions from other authorities 
Documentation required for submitting Class 2 to 9
  •  Completed application (DA Form 2)
  •  Signed Service Agreement & Contract of Engagement
  •  Payment of Application Fee
